ADUs in Miami — rules, costs, and what to expect.

Miami is one of the most ADU-friendly cities in Florida. The Miami 21 code permits accessory dwelling units on most T3 single-family lots, the rental market is strong, and Tooly is headquartered here. If you own a Miami backyard, the math works.

MIAMI 21 RULES

What the Miami 21 code allows.

Miami's zoning code — Miami 21 — permits ADUs on most T3-zoned (single-family) lots through Section 3.13. The framework is one of the most permissive in Florida:

Miami-Dade unincorporated areas follow the County's separate ADU ordinance — similar in spirit but with different setback and lot-size requirements. If your address is in unincorporated Miami-Dade (not within a municipal limit), refer to Miami-Dade County housing.
